Expect several calculation questions with a basic on-screen calculator. Most are one or two steps: ratios, LTV, points, per diem interest, escrow, ARM caps and tolerance cures. The traps are using the wrong base.

Calculation items reward a calm, step-by-step method. Read what base the question wants (loan amount, price, value or income), compute, and check the result is plausible. Rates and limits that change, such as MIP or funding fee percentages, are normally given in the stem.

Divide the loan amount by the lower of the sales price and the appraised value, then multiply by 100. A $270,000 loan on a home bought for $300,000 that appraises at $310,000 has an LTV of 270,000 ÷ 300,000 = 90%.
Front-end (housing) ratio is the proposed monthly housing payment divided by gross monthly income. Back-end (total) ratio adds every other monthly debt payment to the housing payment before dividing by gross monthly income. Both use gross, not take-home, income.
One point is 1% of the loan amount, not of the purchase price. On a $250,000 loan, 1.5 points cost $3,750.
