TILA-RESPA Practice Questions: Free TRID, RESPA and TILA Items with Answers
Federal mortgage-related laws are 24% of the SAFE MLO Test, about 28 of the 115 scored questions. RESPA, TILA and the TRID rule that joins their disclosures are three of the federal-law topics the NMLS Content Outline names (as at 11 Oct 2026). The questions below are free, original and worked: each answer cites the regulation it applies. None is a real test question; NMLS test content is confidential.
Free TRID questions
- Which six items make a TRID application?

The rules these questions test

| Loan Estimate wait | Delivered or mailed at least 7 business days before consummation (every day except Sundays and federal holidays) | 12 CFR 1026.19(e)(1)(iii)(B) |

| Right of rescission | Until midnight of the 3rd business day after the last of consummation, the notice and the material disclosures; no disbursement before it ends | 12 CFR 1026.23(a)(3), (c) |

| Escrow surplus | $50 or more is refunded within 30 days of the analysis if the borrower is current | 12 CFR 1024.17(f)(2)(i) |

How to get the most from them
- Answer before you read the explanation. A guess you check teaches more than an answer you read.
- On every date question, write down which business-day definition applies before you count.
- Read why each wrong option is wrong. Expect the common traps: the note amount instead of the amount financed, a Sunday counted as a business day, a surplus credited instead of refunded.
- Then drill a whole topic. A free account opens the first 15 questions in each topic: TRID, TILA and RESPA.
- Finish with the free 20-question practice test, which mixes all five outline sections.
